Moving from Dubai to Sharjah is a short drive, yet it differs from a move within one city in two ways. Your paperwork switches systems on the way, from Ejari and DEWA in Dubai to a municipality attested contract and SEWA in Sharjah, and the timing of the truck depends on the commute traffic between the two cities. Plan those two things early, book permits at both buildings, and the move itself usually fits into one day. If you would rather not carry it all yourself, look at a team that packs in Dubai and unpacks in Sharjah before you collect quotes.
What Changes When Moving From Dubai to Sharjah?
Most of the job is the same as any house move. What changes is who you deal with and when the roads are clear.
- Tenancy: Dubai uses Ejari; in Sharjah the municipality attests your contract.
- Utilities: DEWA closes your Dubai account and SEWA opens the Sharjah one.
- Traffic: the main roads between the emirates are busiest towards Dubai in the morning and towards Sharjah in the evening.
- Building rules: you need a move out permit in Dubai and a move in permit in Sharjah.
- Daily life: new commute, school transport and address details.
Each of these runs on its own clock, so the sections below take them in the order they usually come up.
Closing Your Dubai Tenancy Properly
Start with the Dubai side, because your notice period sets the latest date you can leave.
Serve notice in writing. Read the notice clause in your contract and send notice the way it asks, usually 60 or 90 days before expiry. Leaving early normally carries a penalty.
Book the DEWA move out for handover day. The final bill is set against your DEWA deposit, and the clearance lets the old Ejari be cancelled. Ask DEWA or your agent for a copy of the final clearance and keep it, as Sharjah may ask about your previous connection.
The permits, lift slots and the rest of the Dubai timeline are the same as any move in the city, and our week by week plan for a Dubai house move covers them in order.
Getting Your Sharjah Lease Attested and SEWA Connected
In Sharjah there is no Ejari. Your tenancy contract is attested by Sharjah Municipality, and that attestation is what opens the door to electricity, water and gas.
Get the contract signed and attested quickly. Both you and the landlord sign, then the contract is attested. Many agents handle this, but ask for confirmation rather than assuming it is done.
Pay the SEWA deposit when the message arrives. Since 2025, attestation triggers the utility connection automatically: you receive a text with the deposit amount, and supply is activated once you pay. Khaleej Times explains how the automatic Sharjah utility connection works.
Keep your documents to hand. Have your Emirates ID, the signed contract and any previous clearance certificate ready in case the counter asks. Aim to have power on at least a day before the truck arrives, so the air conditioning is already running.
Timing the Truck Around the Dubai and Sharjah Commute
Load early and drive against the traffic. A move that leaves Dubai mid morning usually travels while most cars are heading the other way.
Know the rush hours. Al Ittihad Road, Sheikh Mohammed bin Zayed Road and Emirates Road all carry heavy commuter traffic. Mornings fill up towards Dubai and evenings fill up towards Sharjah, so an afternoon departure can mean hours of unloading after dark.
Ask the mover about their route. Larger trucks face time restrictions on some Dubai roads, and a good crew plans around them. Ask which road they will use and when they expect to arrive.
Mind the heat inside the truck. From May to October a closed truck gets very hot in traffic. Candles, vinyl, medicines and electronics are safer in your own air conditioned car, and our guide on which belongings really suffer in UAE heat helps you decide what else to keep cool.

When Your Dates Do Not Line Up
If you must leave Dubai before the Sharjah flat is ready, store the bulk of the household and live out of a few suitcases. It is usually simpler than squeezing into a friend's spare room with boxes.
Gaps are common on cross emirate moves. The Sharjah contract may need attesting and the previous tenant may still be painting, while your Dubai handover date cannot move. A week or two of overlap is rare.
Book only what the gap needs. For a short wait, a unit for the weeks between the two leases keeps things flexible if the handover slips. With facilities in Al Quoz, Dubai and Sharjah, you can store near the home you are leaving or close to the one you are moving into.
If the gap might stretch into months, our comparison of booking storage for weeks or for a year helps you pick the right plan from the start.
Will Your Dubai Furniture Fit the Sharjah Home?
Measure before moving day, not on it. Some people moving to Sharjah gain a bedroom for similar rent, while others swap a villa for a tower in Al Nahda, Al Majaz or Al Taawun, where lifts and doorways are tighter.
Measure the lift and the entrance. Note the inside size of the service lift, the front door width and any tight corridor turns. A three seater sofa or a large wardrobe that came into a Dubai villa through double doors may not go up a Sharjah tower.
Decide what goes where. Everything goes to the new home, to a buyer, or into storage until you have room for it. Wooden and upholstered pieces that will wait out a summer need somewhere cool to keep the larger pieces rather than a hot garage or balcony.
Sharjah Building Rules and What Not to Pack
Sharjah towers have their own move in rules, and the emirate has one rule that catches people moving from Dubai.
Apply for the move in permit early. Building management usually wants the attested contract, your Emirates ID and the moving company's details, and may allow moves only at set hours.
Check where the truck can stop. Street parking near many Sharjah towers is tight, and a truck blocking a busy road for two hours causes trouble. Ask the building where movers should park and whether the loading bay needs booking.
Leave the alcohol behind. Sharjah does not permit alcohol, so finish, give away or leave any bottles before the boxes are taped.
Your First Two Weeks in Sharjah
Use the first fortnight to test the new routine before it becomes a habit.
Try the commute at real times. Drive to work at your normal hour during the first week, and try a second route. Some people find an earlier start saves more time than any shortcut.
Sort school transport and addresses. Check whether your school bus covers the new area, then update your address with the bank, insurer, employer and internet provider.
Record the flat's condition. Photograph every room on day one and send the photos to the landlord or agent. If anything is still in storage after the move, StorageKeys can redeliver it once you have made room.

Frequently Asked Questions
Do I need Ejari when renting in Sharjah?
No. Ejari is Dubai's system. In Sharjah, your tenancy contract is attested by Sharjah Municipality instead.
How do I get electricity and water connected in Sharjah?
Once Sharjah Municipality attests your tenancy contract, SEWA texts you the deposit amount. Pay it and supply is activated without a separate application.
How long is the drive from Dubai to Sharjah?
Off peak it can be under half an hour between central areas. At rush hour the same trip often takes well over an hour.
Is it cheaper to live in Sharjah than Dubai?
Rents are generally lower than in comparable Dubai areas, but commuting time and fuel can offset part of the saving, so compare your full monthly costs.
