Moving House in Dubai: An 8-Week Checklist

A good moving house checklist for Dubai works backwards from two fixed dates: the day your current tenancy ends and the day you get the keys to the new place. Eight weeks gives you enough time to serve notice, book movers and building permits, sort what you own, and close DEWA and Ejari properly so your deposit comes back. Below is the order that works best for families moving between apartments and villas in Dubai and Sharjah, with the storage decisions that come up along the way. If you would rather hand over the heavy lifting, start by pricing a crew that packs, moves and stores a household in one booking.

What Should a Moving House Checklist in Dubai Cover?

Five things, in roughly this order: your tenancy, your belongings, the movers, the building and the utilities. Rushed moves usually go wrong because one was left until the last week.

  • 8 weeks out: check the notice clause, serve notice in writing and fix your move date.
  • 6 weeks out: measure the new home, sort belongings and arrange mover surveys.
  • 4 weeks out: book the movers, apply for building permits and reserve lift slots.
  • 2 to 3 weeks out: arrange DEWA or SEWA, Ejari, internet and address changes.
  • Final week: pack the essentials box, defrost the fridge and book the handover inspection.

Weeks 8 and 7: Notice, Dates and the Overlap Question

Start with your tenancy contract, not a moving company. The notice clause decides everything else.

Serve notice the way the contract asks. Many Dubai contracts require 60 or 90 days of written notice before expiry, and some landlords want it by registered email or courier. Leaving early usually triggers a contract penalty, so read that clause before signing the new lease.

Decide on an overlap. A few days holding both homes lets you clean, paint and fix the old place after the furniture has gone. If the dates fall the other way and you must leave before the new keys are ready, plan where everything waits. Booking a unit for just the weeks in between is usually simpler than a hotel apartment stacked with boxes.

Weeks 7 and 6: Measure the New Home, Then Sort

Sort before you ask for quotes. Movers price by volume, so every item you sell now is one you do not pay to carry.

Measure the bottlenecks. Note the inside size of the service lift, the width of the front door and any stair turns, and whether a truck can park near the entrance. Villa sofas and king bed frames often fit the new room but not the lift of a JLT or Al Nahda tower.

Give everything a destination. Each large item goes to the new home, into storage, to a buyer or to charity. Our guide to deciding what to keep, sell or store before a smaller move covers that test room by room. Big furniture can take three weeks or more to sell, so list it now.

Weeks 6 and 5: Getting Moving Quotes You Can Compare

Ask two or three companies for a survey, in person or by video call, and give each one the same list.

Spell out the awkward jobs. Wardrobes that need dismantling, a TV to take off the wall, curtain rails, a washing machine to disconnect, a piano or a heavy safe.

Check what is included. Packing materials, unpacking at the other end, reassembly and cover for damage in transit. Ask whether the price changes if the service lift is out of order and the crew must use the stairs.

Mention anything going into storage. If part of the household is not coming to the new home yet, the movers need to plan two drop offs. Working out how much floor space those boxes and furniture will take up before the survey keeps both quotes accurate.

Weeks 4 and 3: Building Permits, Lift Slots and Truck Access

Most apartment towers and many gated communities in Dubai and Sharjah will not let movers in without a permit. Apply at both buildings about a month ahead.

Moving out. Building management or the community app usually asks for your Emirates ID, tenancy contract and sometimes a landlord NOC or proof that your bills are cleared. Some buildings also take a refundable damage deposit.

Moving in. The new building wants the new tenancy contract, the moving company's details and your preferred time slot.

Book the lift and the hours. Many towers allow moves only at set times and close the service lift on certain days. Confirm a slot before your movers lock in the crew. If the new flat has no storeroom, the squeeze continues after moving day, which we cover in our guide for flats with nowhere to put things.

Weeks 3 and 2: DEWA, Ejari, Internet and Your Address

Utilities and paperwork are quick, but they run in a set order.

Register the new tenancy first. In Dubai, the new Ejari registration is what normally starts DEWA supply at the new home, so ask the landlord or agent to complete it as soon as the contract is signed.

Book the DEWA move out. Request it online for your handover date. DEWA deactivates supply within 24 working hours of the slot you pick, sets your security deposit against the final bill and, for most residential Ejari tenancies, shares the clearance so the old Ejari can be cancelled. Gulf News keeps a step by step walkthrough of the DEWA move out request up to date. In Sharjah, SEWA handles the same steps.

Move the internet early. Book the relocation with du or e& as soon as you have the new address, since installation slots can take several days. Then update your address with the bank, school and employer.

Weeks 2 and 1: Packing in the Right Order for UAE Heat

Pack from the least used rooms to the most used, and keep heat sensitive items out of the truck for as long as possible.

Start with storerooms and guest rooms. Books, seasonal clothes, decorations and spare bedding go first. Label each box with its destination room on two sides.

Keep some things with you. Medicines, passports, laptops, candles, vinyl records and anything that softens or warps should travel in your air-conditioned car. Framed prints and paintings deserve the same care, and pieces you are not hanging straight away can go to a cooled space set up for paintings and framed work.

Pack an essentials box. Kettle, chargers, toilet roll, a change of clothes, bedding for the first night, basic tools and the children's favourite things. It goes on the truck last and comes off first.

The Final Days and Moving Day Itself

The last 48 hours are about the old home: clearing it, recording its condition and handing it back.

Defrost and dry. Empty and switch off the fridge and freezer at least a day before, and leave the doors open so they travel dry.

Start early. From May to October, ask for the first slot of the day so loading finishes before the worst of the heat.

Protect your deposit. Once the home is empty, photograph every room and the meter readings, then finish any painting or cleaning the contract requires before the inspection. Hand over all keys, access cards and parking tags, and get the handover signed.

After the Move: The First Two Weeks

A few small jobs in the first fortnight save trouble at the next move.

Record the new home's condition. Photograph walls, floors and appliances on day one and email them to the landlord or agent. That is your evidence when this tenancy ends.

Decide on the maybe pile. Some things will not fit, or will not be needed until next season. Rather than stacking boxes in the second bedroom, many families move them into a unit for household things that have no room yet and collect them when they do.

Frequently Asked Questions

How early should I start planning a house move in Dubai?

Eight weeks is comfortable. It covers your tenancy notice, mover quotes, building permits and utility changes without rushing any of them.

Do I need a permit to move out of a Dubai apartment?

Most towers and gated communities require one. Building management usually asks for your Emirates ID, tenancy contract and sometimes a landlord NOC.

How long does DEWA take to disconnect when I move out?

DEWA deactivates supply within 24 working hours of the date and time you choose, then sends the final bill by email and SMS.

Is it better to move house on a weekday or a weekend in Dubai?

Weekdays are often easier to book, because movers and service lifts are busiest at weekends and month ends. Check your building's permitted moving hours first.
